Ave Maria: Newer Homes Without Naples Prices
Ave Maria is a planned town in eastern Collier County, built around Ave Maria University. It's inland, so plan on a longer drive to the Naples beaches. In exchange, you often get a newer home for less than you'd pay closer to the coast.
In September 2026, 17 homes priced $500,000 and under sold in Ave Maria, at an average of $397,079 (Southwest Florida MLS, September 2026).
What living in Ave Maria looks like
Most of Ave Maria is newer neighborhoods built by national builders, with a town center in the middle. Many neighborhoods have their own amenities and HOA, and some communities are age-restricted under federal housing rules.
The honest trade-offs
- The drive. Beaches, downtown Naples and the airport are all a real trip from here.
- Fees can come in layers. Besides an HOA, many homes carry a community development district (CDD) fee, often on the tax bill.
- Newer construction helps. A newer roof and windows usually mean better insurance numbers.
Before you buy in Ave Maria
- Ask for the HOA fee and the CDD fee separately, and whether the CDD bond has been paid off.
- Get insurance quotes during your inspection period.
- Drive the commute at the time of day you'd actually make it.
