Fort Myers: The Biggest Price Drop of the Seven Areas I Work
Fort Myers has seen the steepest pullback of any area I work. The typical home value was $308,118, down 12.1% from a year earlier (Zillow, as of October 31, 2025). Much of that is a continuing correction after Hurricane Ian.
That discount is real. So is the reason for it. Buy here with your eyes open and you can get a lot of home for your money.
Who Fort Myers tends to fit
Fort Myers often fits buyers who want the most home for their money, and investors looking at rental math. It's close to the airport and within reach of the beaches, Cape Coral and Estero.
The honest trade-offs
- Rebuild history matters. Ask what happened to the home during Ian and what was repaired.
- Insurability can make or break a deal. An old roof can end a financed purchase.
- Fort Myers' total property tax rate was 16.5034 mills in 2025 (Lee County Property Appraiser), the highest of the Lee County areas I work. Run the estimate before you offer.
Before you buy in Fort Myers
- Get insurance quotes during your inspection period, not after.
- Check the flood zone and the elevation certificate if there is one.
- Ask for permits on any post-storm repairs.
- Run the tax estimate at your purchase price.
