Estero: The Easy One If You Fly Back North Often

Estero sits between Bonita Springs and Fort Myers. It's close to Southwest Florida International Airport, Coconut Point and Florida Gulf Coast University. If you'll be splitting your year or flying back north often, that airport drive matters more than you'd think.

The typical Estero home value was $491,572, down 5.5% from a year earlier (Zillow, as of June 30, 2026).

What living in Estero looks like

Much of Estero is planned, deed-restricted communities. That usually means amenities, maintained common areas and rules about what you can do with your home. It also means a monthly HOA fee that's part of the deal, not an option.

The honest trade-offs

  • Budget for the HOA from day one. In most of Estero it isn't avoidable.
  • Read the deed restrictions. Rental rules, pet rules and age restrictions vary by community, and some communities are age-restricted under federal housing rules.
  • Estero's total property tax rate was 13.2005 mills in 2025 (Lee County Property Appraiser).

Before you buy in Estero

  • Ask what the HOA fee covers, and whether any special assessments are planned.
  • Get insurance quotes during your inspection period.
  • Run the tax estimate at your purchase price, not the seller's bill.
