Marco Island: Island Living, Honest Numbers

Marco Island is an island, and that's both the appeal and the constraint. The beaches are the draw. The pricing reflects it.

The typical Marco Island home value was $851,910, down 1.8% from a year earlier (Zillow, as of June 30, 2026). That number leans heavily on waterfront homes.

Where the everyday Marco Island is

What I can usually get people into here is a condo rather than a Gulf-front home. For a lot of buyers that's the right fit anyway: island life, someone else handles the exterior, and you lock the door and head north for the summer.

The honest trade-offs

  • Island pricing and island insurance. Get quotes early.
  • Condo fees run high. The Naples–Marco Island area has a median HOA fee of $711 a month (Realtor.com research, January 2026).
  • Condo buildings face new rules. Most of Marco is near salt water, so buildings three stories or taller need a milestone inspection at 25 years and fully funded reserves.
  • One bridge on and off.

Before you buy on Marco Island

  • Read the milestone inspection report, reserve study and last 12 months of board minutes.
  • Ask whether any special assessments are planned or under discussion.
  • Check the flood zone. Collier County has a proposed new flood map targeted for summer 2027.
