Bonita Springs: Between Naples and Fort Myers, Within Reach of Both
Bonita Springs sits right between Naples and Fort Myers, so you're within a short drive of both. It's also where I do a lot of my work.
The typical Bonita Springs home value was $507,317, down 5.9% from a year earlier (Zillow, as of June 30, 2026). That's a value index for the whole city. What you can actually buy depends a lot on which part of Bonita you're looking at.
The no-HOA streets near downtown
There's a pocket of streets near downtown Bonita Springs with no HOA at all. Buyers ask me about it for three reasons:
- Larger lots than the gated alternatives at the same price
- No HOA, so no monthly fee and no board
- Walking distance to downtown Bonita Springs
This year I helped a buyer purchase here at $369,900, and I represented the seller on a home a few streets over that sold for $402,000.
The honest trade-offs
- No HOA means no one maintains anything but you.
- Many homes there are older. Have a real roof and insurance conversation before you write an offer.
- Bonita Springs total property tax rate was 12.7970 mills in 2025 (Lee County Property Appraiser). Run the estimate at your purchase price.
Before you buy in Bonita Springs
- Get insurance quotes during your inspection period. Roof age moves the number more than anything else.
- Check the flood zone on FEMA's Flood Map Service Center.
- If you're looking in a gated community instead, add the monthly HOA fee to your budget from day one.
